I'm the super cautious and slow type but I know that mastering the numbers inside and out will help me feel more comfortable in pulling the trigger when I find a good one.I've put together a deal analysis spreadsheet for a duplex purchase in my target market, Indianapolis.

I would encourage you to do the same thing because through the process of analyzing a lot of deals, you build up wisdom about the market and about how the numbers work and eventually, it becomes much easier to pinpoint the great deals.In one of the BP podcasts Jay Papasan mentioned how him and his wife analyzed over 100 deals before they finally pulled the trigger on one (BP Podcast 113).

As long as you did your numbers in detail and do have a projected return of solid 10%, I don't see why you shouldn't pull the trigger
