I've found these guys to have a much better attitude than the old guard guys who only do one trade and try to look for any reasons to not pass you, or to tell you why they can't do something.

When showing me the properties he seemed very knowledgeable about things investors should consider and had suggestions about which properties would be a good purchase.HOWEVER, he has terrible communication skills and I often will not get a response to a text message or email about a property until the next day after contacting him again.

Suspended passive activity losses are deferred when the investor structures the sale of their investment property as part of a 1031 Exchange and trades into replacement property that is of equal or greater in value.The investor may wish to complete a partial 1031 Exchange by trading down in value or pulling some cash out of the transaction in order to utilize (recognize) the suspended passive activity losses.

I'd still only have one property, but I feel trading from a 2-unit to a 3-unit (or 4-unit) is a deal not to be passed up.This is part of why I'm here.
