I don't have any data but I am certain the new Fannie rules on investment homes that went into effect 4/1 is having a major effect on the availability of investment loans. 

I was wondering if there are any creative and effective marketing techniques out there to get prospects interested in moving-in.

So the loan itself actually frees up more cashflow, and thus helps that snowball effect. 

For reference, I currently walk about 3.5 miles to the nearest Aldi to get groceries :DI am okay spending a little bit more if that puts me in a better suited-for-me area but still want the rent to be reasonable.For anyone familiar with the area, do you have any recommended areas that I should look further into or stay away from given the little bit of info that was shared above?

I don’t see any problem....BK only affects debts incurred in the past...it has no effect on new debts.  

Instead of wasting your money you might want to print out the harmful effect of not replacing the filter for residents and make sure the tenants always get a copy and warning,     Also you can take it a step further and you can-write it in the lease that "if the filters are not replaced regularly tenant understand that this will cause a $300 repair bill at the end of tenancy, where tech or HVAC cleaning co. needs to come out and clean the system."

My wife and I moved out 3-4 years ago after a bit of a reno to turn it (back) into a 2 suite rental (2 bdrm upstairs, one down).The house cashflows nicely (about $700/m) and has would probably now sell for close to 500k.

There is a new bill that should go into effect soon allowing evictions in NJ not related to non-payment.
