If not it is late and a pay or quit is issued.If you want good tenants they require strict training.

@Jay Hinrichs 100% correct, rents will continue to push up, but I am not sure how many people become buyers strictly because of pricing that would not have been buyers at a slightly lower rent. 

Incredibly inexpensive ($45 per year plus an optional contribution when you find a tenant but most owners opt out of the optional contribution.)Also, finding a contact within your local university can be very helpful.I have two units that are never vacant but I am very strict with my rental begin and end dates on the unit that can not be a STR.

I'm in Racine and I routinely find properties with several years of back taxes and no apparent effort by the County to do anything about it.

Just so you know, with reverse mortgage loans that have certain insurance there are very strict requirements for how much they can sell for.

@Henry Liang This is strictly personal opinion, but in general, I think anything within 500 feet is too close.
