It hurts the bottom line but keeps me from outsourcing the management due to stress/hassle, because everybody is pretty darn happy. 

I would stress that many times sellers are slipshod about maintaining good documentation that claims are properly recorded and docks, for example, are fully permitted.

They stressed that your home is not an investment.

What I have had is people contacting me via phone and email instead of just clicking the application button on the site, because maybe they are not qualified applicants and just don’t want to spend that money...

You don’t want to go bust paying more than the property is worth to you (and make no mistake, some investors may have plans for the that make it far more valuable to them..just means it wasn’t the right spot for you).It can be a lot of work and stressful at times, but the rule I was taught when starting out is “don’t get emotional about real estate.”
