There are several ways to make this a more streamlined and easy approach with less risk. 

Basically, my assumption is I need to build a paper trail (tax-returns, rent roll, etc) of my current portfolio for a couple years to shift things out of my name, and into a company. 

So I shift my focus to North Carolina (Raleigh, Durham and Chapel Hill and Charlotte).

However, with little kids and a FT job, that was getting a bit taxing so I decided to shift over to a buy-and-hold, long-term strategy in Class A/B areas.

It initially shifted my into high gear than low gear then somewhere in the middle.  

This building is near apartment complexes that are all submetered so I have a value add play if I am able to submeter and shift this cost to the tenants.

This offers compartmentalization and a stream lined approach.
