Hello all, I am trying to figure out if this custom home on the hill in Castle Rock Co is a good investment. 

They exist here but they are not as plenty for a single family homes.

Okay I’m done:D My girlfriend and I are 21 years old and both blessed with the opportunity to stay at home until we are ready to move out on our own.

With so many resources available, 100% financing programs, down payment assistance programs, urban development programs, places where sellers are begging you to buy their homes, and platforms like this for free training and guidance why do so many people who want to get in REI fail to actually get their first home under contract. 

We purchased the home on 6/6/2023 for $160,000 and sold it for $180,000.

Question 1: Should I, as new investor, consider diving into mobile home wholesaling for a promising start in real estate?

I've done a couple of deals in GA where I've done some BRRRR homes now they are my rentals, I sold a house I remodeled in Augusta that I had tenants in for 2 years, and I've done some wholesale deals as well.I'm currently under contract on a house in Simpsonville that I plan to flip.

We purchased the home on 6/14/2023 for $40,000 and sold it for $78,500.

My wife and I are moving, and we're debating whether to rent our ~2400 sq ft 4 BR single-family home in Newark, DE instead of selling.
