At the time this property was purchased it thinking I would live in this house and slowly make up dates.

(I found out by trying to change some calendar dates).

Before you do anything, you better be up to speed on Texas' LL/T law (Chpt. 91 & 92) and evictions (Chpt. 24) of Texas Property Code. 

Does anyone have particular tips on getting up to speed on this from a REI perspective? 

I sent my tenant the rent increase letter with the two options, accept the rent increase and renew for one year or vacate by such and such date.

March and April are good fishing dates and I would say 50%, May 70%, August before school starts 80%, August after school starts 65%.I was very surprised as to how high our lake house was in the fall and Winter.

That individualized assessment must consider a number of factors, including:The nature and severity of the incidents that would lead to a denial;The number and type of incidents;The time that has elapsed since the date the incidents occurred; andThe age of the individual at the time the incidents occurred.Many Oregon landlords will likely search for guidance on how to properly conduct such an evaluation.

Watch your dates, make sure the PM sends the security deposit itemization by the due date, even if it is a preliminary version.
