I guess he could take the screen shots with screentoaster, screengrabber etc. and send it to you...or, take a screenshot using the CMD SHIFT 4 keys on a Mac etc.

You are simply time-shifting the cash flow pattern from:+1200, +1200, +1200, +1200, etc.to0, 0, 0, +2400, +2400, +2400, etc.Using almost anyone's WACC I would be willing to bet that cash flow pattern 2 is better than cash flow pattern 1 in the the long run.

That's unavoidable, even if the net profit is $0.I supposed you could have your friend stick in a "consulting fee" or some such on the B-C transaction that causes your profit to be zero and shifts the money to them.

I am betting you will find that if occupancy is at 75% that many are not paying or are only partially paying.If 450 a month is market for that area occupancy should be close to 100% so that shows the property is in serious disrepair or the asking rent is too high for the area and rents have shifted downward with others buyers purchasing for a lower basis and lowering rent to fill up fast.You have to track the occupancy for at least a 12 month period.
