I would read up on both regulations, as self-managing is almost impossible.

@Robert Henley - As an active investor and agent in the area, I've help loads of investors get themselves setup for remote self management. 

Self employed tax returns don’t show true income.

Another thing to keep in mind as you take on more properties is your ability to self-manage.

Self managing is also a good idea, because it saves you money and gives you experience in that area.

Instead, I would suggest seeing if you can find a 'caretaker' / renter who wants a parking & garden space for their self-contained tiny home on wheels, trailer or rv.  

However I do so because of my ability to build out teams over there so that I can self manage.

I'm completely self employed which is why I was struggling getting conventional financing to buy my own property.
