Condo Management in Santa Rosa Beach

Hello BP community, I'm looking to purchase a condo in Santa Rosa Beach Florida to rent. I plan to get a property management company to handle the property for me since I stay 3 hours away. The fee is 25% of the gross profit!! And they can charge $250 repair and maintenance without consent from owner. I manage my single family homes in my state but plan to add a condo to my portfolio. Can someone a little with a little more experience help please. I would like to know how I can manage it myself. Thanks>
