While there are some strong corporate players moving to Austin, from what I understand the city does not have much room to grow: where as DFW continues to see growth everywhere with solid companies relocating and or organically growing here.

The RICE model helps me think in a more organized matter. 

They only way you are going to know for sure if an organization is one you want to partner with long term is through a first hand investing experience. 

It can be a useful lead organizing tool without automation but that can be done without a CRM tool.

It's a solid plan if you're looking to hold a property and wait for an area to gentrify and for development to take place and drive the prices up organically.

This value add portion is key as it gives you an organic mentorship and people in the REI community tend to be personable and want to help you as well! 

Lately I’ve been trying to get more “serious” and organized with my RE investing and am looking to buy more multi-families that cash flow.

The goal is to hopefully get all STR operators part of the organization.
