(Not many mortgage holders will allow land contracts to be done/recorded) After he left and the house was to be sold, the closing attorney had a fit to have him personally appear to sign a "Quit Claim" with regard to the deed transfer.

A decent sign in the front yard brings in 3-4x as many calls as the newspaper ad.Next time I need to list an available house I'll stick with the sign and try Craigslist.

Not sure if that is feasible in apartments though.Trash removal probably falls into the "utility" column on SFHs, but on an apartment it's probably a five yard dumpster or similar.The taxes and insurance make me think you might be in TX too, they look a bit high.Although the PERCENTAGES aren't the key, it's the DOLLAR SIGNS that count.all cash

Then plan a way to generate or buy the required leads i.e. phone duty, open houses, running adds, bandit signs, flyer drops, cold calling fsbos, handing out cards to everyone you meet ect.....Then eat, sleep and breath real estate and you should hit your goal.
