"interior/exterior" inspection is pretty broad, so think about what that actually entails.Make sure you check fire suppression equipment (smoke alarms, extinguishers) as tenants love to pull those off the wall and throw them in a drawer. 

Many of them have so many layers of paint on the walls, that it's permanent state is literally "tacky", both in texture and in appearance. 

I also put a new coat of paint on the walls.

They meet all screening qualifications and I gave them a speech about how it has to remain two units (i.e. no knocking down of walls to make it one place, etc) but I was wondering if I should sign one lease with both units listed, or have them sign the lease twice, once for each unit of the duplex?

Instead of getting custom made tall doors, I am looking for someone who can build that small wall section that is horizontal above most closet doors. 

Added partition walls to create seperate bedroooms, pained cabinets, updated paint, added walk in shower, pantry room, basement kitchen.

You could do cosmetic flips, which is slapping on some paint on the walls etc.

I will be closing on a four-plex tomorrow that currently has old electric wall heaters installed in each apartment.
