The way I see this is :1. not utilizing the calculator well enough (eg. undervaluing my rent estimation) 2. there is no good properties in the area to invest. 3. other issues that I may not see (blind spot). 

i have a very unique situation with a seller, that i need some assistance with.The owner of the property would like to sell; he has it as a rental arbitrage and that guy is renting out the 3 units.

What will it rent for?  

Thank you to all in advanceCarlos near east side is on fire. we are building two triplexes in 43203. there are plenty of new builds, variance requests, at least 800 units going in to this small submarket over the next few years, very strong market. any downtown adjacent within 1.5 miles is where our focus is. higher rents, higher price per square foot exit, plenty of land to purchase right now, total control in new construction.

We rent property short term and allow dogs (up to 2, 50 pds or less, pet agreement and $100 pet fee). 

I found a really good duplex that checks all the boxes and its at a great price only 120k, the other side is already rented out for 650 a month.

These buildings are zoned like hotels and have all the requirements you need to rent and make money accordingly. 

Since the properties are in the 310-380k  and this given growing area's rents are 2k-2.3k a month .

I also funded renovation of both throughout this transaction and significantly improved the property/raised the rent to market.

Purchase price of $320k for max of $2000 a month in rent?
