After insurance renovations taxes utIlItIes blah blah you are getting about 200$ a month in profit ( probably closer to 100$ in most hot markets) the tenant calls you here and there to fix things and In general causes drama over the next couple years but pays and You remInd yourself it’s all worth it because you are atleast getting cash flow .... then after just a couple years the furnace goes out to the tune of 3 grand ,now you lost any and all profit for thd last several years just to cover one stinkin repair .
