I know how to do a lot of things but had to remind myself not to be the contractor and to be the investor.

The negative ones are a reminder of why you should think twice.Example, I had a young couple last year that I gave a chance to.

But I try and remind myself that cap ex. may be different than someone else's based on the newness of the building or recent repairs or replacement of roof, hot water heater, and so on. 

Oh, just a reminder again to NOT listen to these claims of rates going down.

Send out reminders to tenants during holidays about pkg delivery.. 

After insurance renovations taxes utIlItIes blah blah you are getting about 200$ a month in profit ( probably closer to 100$ in most hot markets) the tenant calls you here and there to fix things and In general causes drama over the next couple years but pays and You remInd yourself it’s all worth it because you are atleast getting cash flow .... then after just a couple years the furnace goes out to the tune of 3 grand ,now you lost any and all profit for thd last several years just to cover one stinkin repair .
