Divorce can be tough, and dealing with the financial aspects of it, especially when it comes to real estate, can be quite a challenge.

I am from northwest Florida and very green to real estate investing.

They can explain clauses, but they don't provide much real-world wisdom.

Note even without any contingencies you have a little room for negotiation as you can walk and lose ED but it is a pain for the seller.
