Unless the market is appreciating rapidly, so that you can pull the equity out to reinvest, seems like this would be an ultra conservative way to park money.

If the former is your goal, a larger down makes that smaller portfolio cash flow more and get paid down rapidly...Also important, check if the town home your wife loves fits into your plan of making it a rental property (for tenants that may or may not show it the same affection)..One downside of the rental to home transition....the tenants can scratch that railing you enjoyed or drop a sharp object on those floors you adored....Best of luck!

For example, an investor who is experienced enough and wise enough to perform the due diligence necessary to uncover an emerging market where there will be several factors that would contribute to rapid future price growth in housing would be making a speculation play, but would be doing so with a stacked deck as other investors may in fact just be rolling the dice.
