I agree with @Henry Clark in that you should ask a real estate agent or another investor that you know and trust for a referral.Last year I did my first 1031 and you're right - It is very weird and scary to have all of that money wired to some random person that you just met.

@Jeffrey BrenceThe biggest challenges with Turnkey providers:1) Terrible renovation work - we've taken over many properties that investor bought turnkey and they were shocked to learn the true condition of their property from our TakeOver video.

I'll pm you with a link to a youtube video I've done on the topic that will help.But verify that and make sure that your CPA understands that you can do a partial exchange and that it is not all or nothing. 

We had previously used Costar with our previous team, and I have been able to build my pipeline using Costar however I have found a lot of the owner records to be out of service or lead to a random company.Our ideal 'prospect' is an individual owner.I'm on the verge of pulling the trigger to get Costar.

Maybe some landlord around here is 3 hours from Camp P that'll pay you to go do random odd-jobs at some of their SD/LA/Oceanside/etc properties and/or remind people in person that rent is due.

Haha, I know you two are joking, but thought that I'd throw in a random factoid that premium Big Law attorneys crested the $1,000 per hour billable rate years ago.  

Maybe, but I'm fighting the "addiction" mentioned in the video and making a move while it's still "up".

LOL We even had a resident we dubbed the "mysterious shitter" because he would randomly take a dump and stash it in various places like under a sink, beside the toilet, on the drain in the shower.  

And then there's no motivation and no know-how.... like the 40 year olds that still live with their parents and play video games all day long.
