If not paid by the 10th, we prepare and post proper legal notice to pay or quit.When we get calls asking why we did such a 'nasty, embarrassing thing', the response is the same:  we are following your lease, and because you have not paid your rent, you have started the clock ticking. 

I also need to pay $300 for the license, $100 as I have more than one unit to inspect.

Not only do brokers have the right connections to get the site in front of the desired Tenant, but negotiating a deal with a national can be tricky and without proper representation you could be getting a raw deal.

Are you licensed to broker real estate in the state where the property is?

There is not a defined percentage of time you must occupy the residence so long as it is your primary residence and is used as such (you get your mail there, your license has that address, etc).
