A good bonus would be if they are one of the banks with a reasonable portfolio of distressed debt they are offloading.

If you can't get approved through a standard lender try seeking portfolio lenders or small local banks that keep their loans in house and can be more flexible with their lending standards. 

We plan on using the BRRRR strategy to grow our portfolio, which will consist of single family homes in southeast Michigan (tri-county area).
