Carlos Cevallos Tenant or owner pays Utilities

@Carlos Cevallos  In the upstate in SC, where I am focused, tenants pay electricity directly and water, sewer, trash, and pest control can be billed back to tenants either through a RUBS system or a flat-fee bill, which a lot of landlords are moving to because it's easy for the tenants to understand and you don't have to wait for the RUBS service to calculate the payments or pay their fees.We found that billing through RUBS, especially for water, has the positive effect not only of raising your NOI, but also it encourages tenants to be more economical with water in the first place, now that they have to pay for it.

But I don't care how much money somebody has or how many deals they've done; if they can't empathize or at least give an encouraging direction as to how they should proceed, then don't criticize them for trying to do something to change their life.

I did have a scare a couple years ago about UDFI, but since the purchase was in cash (no debt was used for acquisition) all income and capital gains will remain completely tax free.Since that deal, I have done many other highly profitable deals and currently I am in the middle of launching my own real estate crowdfunding platform (RehabDaddy.com).

As of today there is a minimal amount of properties if any available were I have purchased (Riverside, Corona, Upland, Ca).Timing was everything, from being the first cash offer in and getting my offer accepted. As well as watching a property go from pending to active then quickly getting my offer in and accepted. The benefit with their platform is you can track your interest list. The Cons are when properties just get listed they typically add a premium that buyer has to pay.If you get one accepted be prepared to deal with customer service in India from start to finish.
