Newbies - Atlanta Area Investment

Hi All, I am a newbies here and still trying to finish all the webinars. I lived in Atlanta before, and right now I am thinking to buy an investment house there. The agent I know recommended me to look into duluth, suwanee area. My budget is under 200k. It seems it's hard to get a 3 bedroom townhouse/house. And potential rent is around 1400 per month if it's 3 bedroom. Wondering whether it's a good investment if I can find a 3b home in duluth that's around 170K. If not, any recommendation on the area I should look into near Altanta. I am also a remote investor since I live in the Cali. Thank you so much!

@Yizhou Pan be careful taking advice that offers "rules of thumb" like this 1% garbage. It flat doesn't exist in many markets and certainly doesn't scale as you buy nicer properties.  You can buy a great property under 200k in both areas you suggest but you won't get 1% in rent for them I can assure you.

You might also look at the northwestern corridor of I-75 moving away from Atlanta proper will give you a much better price to rent ratio and you can lower that acquisition cost even more. Kennesaw, Acworth (my favorite), Cartersville, Woodstock are all fantastic areas to buy in.
