Ideally what you need to do is study and research on your own to determine exactly what you feel is the best fit for yourself.

This was good for me because if there were any major issues the Inspector and Appraiser would pick up on them and require the seller to fix them before they would sign off for the property to be financed through FHA.

How do I calculate my ROI to determine if its a worthwhile property?

NO matter how good PM is.does it not make sense to pick the BEST tenants  :)  I think so. 

He’s cleans the common areas of the park like picks up litter, mowes the grass, etc. he lets me know if there are any violations.

@Bernard Chouinard it is possible but you might need an attorney to review the purchase agreement carefully to determine if the seller in fact did violate the agreement.

There is some major floor damage that we will have to address but until I speak with the previous owner it will be hard to determine if this was present when they moved in.
