If it's in your own market, then A) you know the area, B) you can self-manage, C) if something does happen, you are there physically, and D) you gain the experience and know-how from actually being present and doing it yourself to gain confidence in then expanding your portfolio.Even better, is if you currently own your primary residence, move into a new primary, and keep your current one as a rental.

Though I wouldn't expect a physically impaired tenant to hire movers for something like replacing windows, if it was a larger item, such as an entertainment center, then I would require them to move it or sign a waiver of liability allowing you to do so.
