I think lending, from the perspective of a new investor, is the hardest nut to crack.  

I'm an active duty, a (newer) agent, and an investor (for whatever that's worth), so my perspective my vary. 

And just as a side note the new build multifamilies I’m seeing in San Antonio don’t cash flow well or make that much sense from a numbers perspective.  

@Brandon Sturgill Thanks for that advice, and I read the info in the link you provided.From your perspective, what is the best starting path to go with for someone who is a regular Joe-schmo, with a job and family?

Just curious about what people have thought about areas here from an out of state perspective.

I want to be involved with big deals.I feel like "just jump in, network and do a deal" is my mindset but I want some different perspectives from someone who's been there.

I'm not a huge fan of pastel color interiors; a fresh paint job and some hardwood floors (or vinyl wood flooring) may change your perspective on the entire place (crazy what a few changes like that can really do for the look and feel of a property); again, seems like it is in great condition.
