What I know about this house is that there should be no mortgage (messaged realtor to verify), last sold for $60k in 2004.Rent in my area; $1,200 is usually pushing it but doable.https://www.realtor.com/realestateandhomes-detail/200-Walnut...At the end of the day, I love the idea of seller financing but I have many more questions when it comes to different types of properties that might be mortgaged and how does one pay the monthly payments on top of paying the equity to the seller at the same time.

But I do not want the place to be lost while this is in progress.As a tenant in common am I responsible for only 1/3 share of the delinquent taxes, and by paying my 1/3 will my name be removed from the lawsuit?

Good Evening,I have a question, so I bought a rental property with tenants in place, The previous landlord didn't require them to have a security deposit, How would I go by with telling them that I required a security deposit, also they pay at the end of the month for the month they been on, I would like to have them pay rent the month before. so for example have them pay the rent this month for the upcoming month and so on, how would I go about doing that.

If you are paying in cash, you'd have the bank write a letter indicating you have the capital on deposit or you can also print out your bank statement showing the funds.

What you are describing is called adverse selection - you have a known issue and want to buy an insurance policy to fix your problem because that is less than what it would cost to have the work done and you pay directly to the trades.
