If so, it will be the parent company filing the return, since the subsidiary is a disregarded entity.

Anyway, I farmed Beavercreek for several years and found the market to be rapidly appreciating and limited on available investments...a bank sat on a foreclosure for almost 3-years next to my parents house waiting for peak market...properties are selling quickly to mainly owner occupants and there is limite multifamily availability.

Luckily, that is my parent's responsibility and I don't deal with it.

Basically, should I set up an LLC for lease options to tag to my parent LLC or is this separate venture safe without it?

If it is franchisee and not parent corporate then look to whether single or multi unit operator.
