They are typically 10 yr terms, interest only, and any outstanding balance at the end of the term goes into a 20yr term, fully amortizing loan.A mortgage will be lower interest rate, and fully amortizing, typically over 30yrs.

The credit can’t matter as much as:1)Income (who has the highest income) and job stability2) Outstanding bill obligations (Can they meet their current bill obligations AND rent and utilities?)

Market rent has inched up in Feb according to recent reports, and we’re still 6.5 million short of SFH nationwide.

Same property in So Cal would be over $10M easily if you could even find a similar property (a duplex on the sand).The San Diego properties have all been outstanding. 

I feel like it will be much more difficult for me to get a loan on my second rental when I already have an outstanding mortgage on my primary residence. 

Interesting times for sure... real estate nationwide already seen uptick since january, my home sold above june 2022 comps, but yes there're houses that was sold below 2017 level, the comps variable in this particular timeframe is wide and huge.i guess after all.........direct RE investing is still way safer than investing at gov. issued bonds.
