I am very new to the REI world and am soaking up as much knowledge through the BP podcasts and YouTube.

The seller mentioned that they shouldn't be bothered.The seller mentioned in the addendum that he didn't provide any appliances and that any belongings in the property belong for the tenant.What are some the best practices to transition the tenant from the old landlord to the new one?

PLEASE NOTE I'M ONLY INTERESTED IN 1-4 unit properties7. there is an "Old Pearland" where cheaper properties exist. 

@Patrick Hermans thanks for the reply, that makes sense, so am I right in assuming that when I do the 1031 exchange I am effectively using the equity, I have in my “old” home as a down payment on the new one?

Specifically old dead peoples houses.

I'm a total newbie to the world of real estate and would like to get into wholesaling, and eventually fix and flips.

I'm wondering though, I'm 22 years old and currently studying to get my license in Northern VA (Woodbridge).

Which would seem expensive for a 20 year old.

I just did a system for an AirBnb guy in north phoenix.  3) Check out a solar water heater for the pool - the old ones kinda suck, but there are newer designs that will pump out a lot of heat even in winter, and will shave your gas bill down a lot.  

It sounds like we are back in that world.
