The involvement of the coastal commission in developments near the ocean has not helped.

In general, it is a very blue collar, industrial town, which makes it a great rental market.

However, for occupancy the dahlonega and Helen strs seem to be fairing better than ellijay, blue ridge is solid but higher price points.

HQ is what is moving along with hundreds of blue collar jobs.Being born and raised in Sacramento County, I don't have the intimate "know" of Texas like you suggested.
