I've read numerous times that us newbies should join our local REIA or group.

Simply put, the bank has no way of verifying anything on your loan application, and should you default, they have no recourse other than seizing the property, which they don't want (it's a bank, not a real estate holding company).

Account Closed is one of them, and has written books, numerous blogs, etc. that will help you on your way.

Is it possible to include in the rental application that states smoking is not permitted within the dwelling?

When I was 18 my boss told me that I'd need credit soon, that I should start by filling out applications for  a store card or two, Visa, M/C & Amex.

It is not a huge number of points, but if you were near an important threshhold (if you have a 742 FICO, of example) it can cost you big.App-ing with three lenders is fine, because if the applications are within the same month, they will be considered part of the same search for credit by FICO.But once you have a pre-approval, move fast.
