Bill, I agree with you, I am getting a little nervous.

It might sound dumb, but it just makes me kind of nervous not having easy access to the property.  

I can go just a bit out of town and the prices are much better, but there's a lot open land around and that makes me nervous about having developments come in and overbuild the market.

Am nervous and don't know to evaluate a property for cash flow.. any suggestions?

The PM I've been working with manages a large number of rentals and assures me the tenant quality is much higher than I would expect, but it's made me a little nervous about investing in the market, for sure.
