That said I still need to learn the area, and using the turn key platform narrows my view in this regard.I am looking for an investor friendly real estate agent who can set me up with an MLS listing for Memphis and hopefully develop a working relationship with.

You need market rent rates, market vacancy rates, market expense rates, So yeah, you need to know your market.As far as cap rates I AM saying that all NOI's of similar properties should sell for the same (a very narrow range) cap rate.
