If Oklahoma has a law called "Predatory Real Estate Wholesaler Prohibition Act", don't you think that might just be a state to avoid for a new wholesaler who doesn't know much of what they are doing yet?

Initially, all new residents stay for about 6 months in our largest home.

Door-knocking is on my radar, but if there’s an efficient workaround for reaching out to expireds, I’d love to know!

I would recommend 5000 a month for a year.

However, it's definitely been tough to find solid deals that cash flow well as of late, at least on the long-term side I find it to be true, and counting on potential increased demand is a tough investing strategy. 

Often time at turnover we pull out the filter it looks black so obviously it was never changed for at least 6 months.

And then ideas to pay it back?  

I am currently in my third month with them and have no complaints thus far.
