Not really sure of the extent of the work, but much more than just a few boards.Replace windows and doors.Replace cooktop (short term) and completely redo kitchen (longer term.)Pull out carpet and install laminate flooring or something similar in basement.Clean and treat the shake roof.Replace water heaterReplace gas furnaceThanks in advance for any pointers.Typing that out it does seem like a long list.

.- knock out kitchen wall, vault ceiling, add skylights- all floors exposed to concrete / ground / polished / wet finished (all floors demo - remove vinyl tilinh and carpet)- add some can lights- remove popcorn ceiling in whole house and prep to paint ready - paint all interior - bathroom remodel - replace electric panel (zysco)Thanks in advance - Minh

if self managing i'd make sure to do a thorough walkthrough of the property before hand. have you and the tenant take pictures of everything. carpet, etc.

I am an overseas investor, as well, fyi.Before renting, I plan on hiring out to qualified people the following work:-re-glaze all 3 tubs, repair 2 tub surrounds, replace vanities/mirrors/light/fan/toilet internals in 3 bathrooms-rip up carpet, evaluate wood flooring underneath, and either refinish it, or put down laminate on top-repaint whole house inside-professionally treat both apartments for bedbugs (revealed on seller's disclosure that they were there in May 2018)-full house clean-out (previous tenants may leave crap behind)My question is how do I order all this work to happen in the most efficient way possible, so that I don't have to, for example, pay professional cleaners to go through the house twice, or repaint after the tub re-glazing makes a mess of the bathrooms, etc.

My realtor in California told me the other day that you have to have floor coverings, like carpet, vinyl, etc., and you have to have smoke detectors.
