Personally and professionally I think it's taking a bit of a chance just to save a few bucks. 

A B location might be 24 a foot rent and 8 bucks CAM for 32 a foot rent.

These are actual deals that will have a good return.. if your just looking for rentals and a few bucks under market there could be more.. 

It sucks I will need to give up a few hundred bucks but that will not make or break the deal

I know when I was younger and I made 50 bucks i would get pretty excited.

I prefer 3-4 units to get the best bang for your buck.

Yea...except while the bodies of human beings always mature into adult form, the minds sometimes do not.

We're very upfront with tenants and tell them we don't make a buck off of the screening fees (because we don't).

I've added 400K in equity on my properties and they cashflow 2,193 bucks a month...No way cashflow can ever pay what value add and annual appreciation do :) 

And keep in mind the industry of HML has been infiltrated with fake lenders that are going to tell you what you want to hear try to get 500 to 1000 bucks out of you up front then never fund and you lose the entire deal.
