We're very upfront with tenants and tell them we don't make a buck off of the screening fees (because we don't).

I've added 400K in equity on my properties and they cashflow 2,193 bucks a month...No way cashflow can ever pay what value add and annual appreciation do :)

And keep in mind the industry of HML has been infiltrated with fake lenders that are going to tell you what you want to hear try to get 500 to 1000 bucks out of you up front then never fund and you lose the entire deal.
