So I am curious what is going on there - to be honest, it's a pretty valuable property, so I'm curious how it even got to the point where the tax deed was issued...https://adacounty.id.gov/Treasurer/Tax-Deed/Unders...I wonder if either after the auction is over or maybe after a couple weeks when all the auction sales have been finalized if I could just go in to the treasurer's office or county clerk or whatever and ask for a list of all the tax-deed properties that haven't sold at auction and see if it's on there (and I'm curious what's on there from previous years anyway). 

We dodged a couple of bad apples by sticking to our guns and made sure each person over 19 years of age pay the $40 background check.

I would talk to a couple more mortgage companies, because regardless of other factors it seems high.

We had a couple of people ask if they could pay less on our last rental.

From my day job I do know a couple successful people in commercial real estate so I will be talking over with them too for their input.

Couple of my buddies have used that successfully in the past, to get the 10-15k difference in the contract price vs appraisal price.

I did this a couple years ago - mortgage in personal name, but titled in LLC, the LLC is used for all of the income and depreciation so the replacement property needs to be titled the same.
