The hardest let about getting the funding is not being able to match any of the private lending or having the funds to put down a down payment on  a cheap mortgage. 

Or, you applied to the Bank for funds but they won't lend enough?

option prices are not arbitrary and you're going down the predatory dealing lending road.

If it really is as described by Kansas City FED, who said that the too big to fail banks are now much bigger and that it would take some 70,000 examiners to inspect these trillion dollar institutions.

You can also look at triplexes and fourplexes pretty easily if you are flexible with location given the funds you have (and the lending on this is very straight forward). 5+ units are even an option - it is all just about what you ultimately are looking to achieve!
