Go put one together.Without one of those no one can tell you what you should do correctly and in any case you have no basis for valuing one persons advice vs someone else.If you did have an IPS, it would most likely indicate that the recent run up in real estate prices means your RE portion of your investment portfolio is over weighted.

If I'd stayed in, last February would have been 21 years for me.

I am getting only 1.5% returns without taking into account the equity building portion.Mortgage tax write off is 0 as I currently pay mortgage on my primary residence.I have used this property as my primary home for 2 years in last 5 years.

I have averaged an 8.3% return over the last 6 years. 

And I would agree with you about walking in daylight but I don't think I'd walk in the dark to those hospitals unless it has changed a huge amount in the last couple years or you are say across the street from one.

Our median rent growth was 27%+ last year & continues to rise.
