I closed on my first home/first house hack last week!

Until last year I never considered new builds as the delta was too large.

Just finished a new studio unit last week and furnishing/decor + security cameras and locks was about $6,500.

(Just under 10M in gross rents last year not including cleaning)I did a dive into my lead source and it was split into 4 roughly equal sources: social media, realtor referrals, Seo, owner growth/referrals. 

Appreciation seems to be the play and I believe Nampa has seen an 8-9% increase since last year.

Comparing the volume of qualified and 'active' buyers this time of year with last, if there is any impetus to act, they will likely be competing with one another for a small uptick in available inventory. 

The last one I just traded in and the value was just about what I had paid for it 5 years prior...

Cleveland, Ohio is a great market to focus on for cash flow and specific pockets have gone up 2x and upwards of 4x in the last 5-10 years even!

Based on your numbers above I cannot imagine any of this would be an issue however as your DTI should be fine, but no one can give you definitive answers without an application.2. and the last sentence of the above IS the way yo insure a smooth process.
