I can mitigate that by requiring 2-3 months rent in advance, along with their deposit, and renting to them on a month-to-month basis. 2-3 months should be plenty of time to gain employment and stay caught up. 

There are plenty of good neighborhoods in the city and county. 

Because we purchased the property for so little, we had plenty of room for the bank to finance the initial acquisition PLUS a decent rehab budget and keep us within our Loan-To-Value (LTV) ratios.

Big words like strategy and new niche bear no weight if not backed up with knowledge. ok yes you need a HML loan ok there are plenty of HML in Texas whats the question?

At this point I don’t care about my reputation being ruined by this guy, because I know there is plenty out there that anyone who is really looking in to me will find me.The fact that there will be so many losing to scams like this over the following months is why I am doing everything I can to stop this guy at least.
