I had posted about this in the "Starting Out" sub-form but I feel like there will be more experienced folks in here that could really lend some advice on this topic.While having an entire office, even at home, when you are just starting out is obviously a little over the top, what are some really useful habits, techniques, accessories / supplies, and apps/software that some of you more experienced investors used at the beginning and maybe even still use now that could be helpful for those of us just getting started?

So that pesky calculation (especially in a rehab) does more harm than good.You can use Zillow to search for sold properties in the past year within a small radius and see what that yields.

This question is About cash REO purchases from a private bank.OK the QuestionI see a number of banks these days listing REO properties with owner occupant bidding periods and selling, Most of these properties are not even habitable and say  that the buyer must agree make the property their primary residence  as soon as possible.

Amy...Sounds like your tenants are "terrible" due to their habit of not paying rent.This is an excellent (and legal) reason for getting them out via the eviction route.If you are unfamiliar with the steps on this process in your state it would be best to either read up on this or consider hiring an attorney familiar with the process.

I've done a lot of plumbing fixture repair/replacement in my time, but chose to pay a local plumber that has experience in these old homes as I wouldn't want to do more harm than good as a DIYer on this.
