Does anyone have experiencing handling this way?

I am buying 3 properties in Round rock/Cedar park area, aim is to do STR20 percent for management fees seem outrageous, I work from home, so I can handle most of price setting/communication/furnishing etc.

I have heard several times before when a general contractor that is supposed to handle the remodel has no skin in the game and stops showing up.

Having two adults in a bedroom and one infant may be acceptable in a 100 square foot bedroom.

Investors - I'm torn on making a decision here and am curious how some of you would handle this situation.

I would find a broker in the area of your STRs who handles this type of insurance.

If it is a single family home then they handle the utilities anyways. 

I think at the point in which you allowed them to work after all the excuses of not showing up, you had signed off on the fact that it was OK to not make the allotted appointment times.If it were me: I would take the $3k, I wouldn't sign a NDA, I would use the possibility of an honest Google Review showing up as leverage not to sign the NDA, and I would think a little harder about my own business operations and how I would handle things in the future.

How would you all handle this?
