Get this wrong and you are screwed.Basements do not increase the appraisal value much because they are not considered above ground living space for obvious reasons.The basement does provide a cheap space for utility units and storage.

Make sure to get several estimates on rehab during the due diligence phase, because a 10k rehab can change to a 22k rehab if not careful.

I checked the county records and it is set up to have a 3 car garage and a in ground pool.

Right now we are in the heavy push phase of the our rehab process for both our rental and flip investments.  

Tenants are for life unless they decide to leave or you have just grounds to evict.

Texas is particulary hard on out of state landlords... .SUPER HIGH tax's and foundation issues... you may want to look in markets that have lower tax and more stable ground.
