@Eli M. this has happened to me multiple times. i don’t think appraisers know what that are doing at all. ever. either way, i always go through the report line by line and craft a very articulate letter requesting an increase in the value of the property. believe it or not, i got one to go from 178k to 255k. this is the biggest pain and most frustrating part of this whole investing process in my opinion.

That is frustrating and demoralizing.On the other hand, the house is in a great part of town, I'm buying at a discount, practically no work needs to be done to it, in it's as-is state rents are below market value which means I can raise them, and the tenants are month-to-month which makes it easier to get rid of them IF it comes to that.

There are many niches and ways to do well and thousands of 'gurus' and tens of thousands of opinions and it can get frustrating and overwhelming. the thing that got me going was doing a couple of the 3 day guru sales pitches and realizing that I don't need their "university".
