Be Pro-Active, fix it as soon as possible, you are going to have to fix it later on down the road anyway, so might as well just do it while it's fresh on your mind. 

If the top market units are fresh and redone expect to get big push back from the long term tenants with the tired and worn units.

I always try to help the agents I work with from the loan officer perspective of what an investor is hoping to realize from a purchase.

That is the only reason what ever I feel like stressed, I look out for a support that lessens the stress and manage the things in the right perspective to go ahead with.

But I agree with most posters, it must be kept in perspective.  

Admittedly, my post comes from the perspective of someone who has committed to be involved with real estate life long and base a meaningful amount of my current and future net worth on property investment.

It's matter of perspective.

Picket fences, 2.4 kids, commissions, fresh cookies for a Sunday open house, that is all that is on their mind.
