If you intend on managing from afar, I would recommend a great cleaning person that is reliable and that you can trust to go after the check outs to do inventory and clean the place up.

We are prepping our first property to rent starting Oct. 1.It is a SFH built in '45. 1200 sq feet on one floor, and 600 sq ft unfinished basement with washer/dryer hook ups. 2 bed, 1 bath.

I’ve made substantial improvements to the property (flooring, texture, interior and exterior paint, total bathroom remodel, painted cabinets, new carpet, crown and base, new doors).

Refinishing wood floors.

Especially developers, rehabbers, the types that take old dilapidated properties and fix them nice.Also bad tenants (gangs, hoarders, the types that party all day and don't keep neighborhood clean stay FOREVER)  This is why the rent controls don't work.

A meeting was had and Sanitation did a major street/Alley cleaning and the cops have have started driving the Alley's more.Don't pay them and don't do anything to antagonize them.  

They got so butt hurt that they took all the copper wires out, destroyed the sink in the bathrooms, covered the floor with trash and busted huge holes in the walls (saved me some money since I am doing a full rehab anyway).

Hello I am trying to find a way to reduce a huge trash bill (mostly recycle) for a ground floor retail condo units I own. 70% of the bill is due to recycles. 

If there is no major problems...will 30k work for new flooring, outside and inside paint, electrical, plumbing, HVAC, kitchen, bathroom, appliances, fixures, landscaping, and staging?

She could get may be another $120K+ had she wait for vacancy, clean up, bids, remodeling.
