A flight to NYC is $300 or you can drive to Chicago in 4.5 Hours.

I, along with two partners, have been looking into a few cities that are a short(ish) flight away (Boise, Salt Lake City, San Antonio, Dallas, Houston) as well as a few cities that are a bit farther (Charleston, Charlotte, Raleigh, Atlanta, Orlando, etc.). 

You need to get preapproved before beginning your search to buy and that is when the bank will fill you in on all the details.

I am looking to do anything/everything (social media campaigns, EDDM, email blasts, etc.).Can someone fill me in on what works and what I should avoid, what I should look into,  and any marketing agencies that I may benefit from, etc? 

I know that the Massachusetts laws take into account the possibility that a tenant will fail to fill out an "Apartment Condition Statement" so it makes sense that this is a workaround to a tenant not providing their W9 or W8.

It's located right on the outskirts of a booming area and I suspect it to be filled with homes and businesses within the next 2 years or so.

Lenders will want a property that is stable...that means decent condition and proven rental income...but it doesn't have to be perfect or even 100% occupied...just have a plan to fill it if this is the case.

We recently expanded to a house across the street and just added VRBO to the mix so we'll see how well that fills in the gaps.
