I have yet to do a true rehab (flip), but my advice would be to absorb as much information as you can and set up keyword alerts for the "fix & flip" to see others questions and answers as well as look through the deal analysis forum category to see how others analyze deals and estimate rehab costs.

Additionally, I would rather not use a significant amount of cashflow to factor in the return to the outside investor.

If you are investing the same amount of money and they are in the location you are investing in, that's a recipe for inequality of effort.

So basically what appears to be going on in commercial real estate is if two identical offices are leased for different amount of money they have different market value.

When you say "the revenue on Furnished Finder," are you referring to what other operators are actually listing their properties for or the amount FF is suggesting you charge in their landlord resources?

This is even with a policy that has the minimum amount of liability coverage. 

This whole thread makes me wonder if a guest can have back to back stays (but separate bookings) when staying over 30 days, in order to avoid tenant rights, lease agreements, etc, or do they need to be out of the property for a certain amount of time?
